Property decisions carry more risk than most purchases. In Egypt, always check the seller's or landlord's ownership and the property's papers, understand the difference between a contract registered at the notary (Shahr El Akary) and a preliminary contract, and read the lease term and yearly increase carefully. Brokers usually charge a commission and landlords ask for a deposit, so put all of it in writing. Many flats run on prepaid electricity meters and natural gas, so make sure meters are transferred or bills settled before you move in. When buying off-plan in the new cities and compounds, check the project licence and the land allocation decision, read the instalment schedule, delivery date and late-delivery penalties, and ask about the maintenance deposit and yearly service charges.

Opening hours are published for 5 days a week. On most of those days it is open 10:00–18:00. It is closed on Friday and Saturday. Timings usually change during Ramadan, at Eid and on other public holidays, and some shops open later on Friday around midday prayers, so call before a long trip. You can reach AFG-Alfath Group on 19571; calling is the quickest way to ask about availability, prices or directions, and many businesses in Egypt also answer on WhatsApp.
